Wyndham Timeshare Announces Cut Backs

In yesterday’s The Timeshare Authority Blog, we reported on recent comments and releases by Marriott timeshare, Westgate Resorts timeshare, and Wyndham Hotels and timeshare. Today we are following that timeshare blog post with news of an announcement by Wyndham timeshare that they will be scaling back their timeshare business.

According to an AP release that appeared on Yahoo Finance and other news outlets:

“Wyndham plans to refocus its timeshare business beginning in the fourth quarter. The Parsippany, N.J.-based company will shift its sales and marketing efforts to consumers with higher credit quality and cut back on timeshare development.

Wyndham said its timeshare business “performed well” in the third quarter with slight year-over-year gains in sales, tours, and volume per guest. The company said its consumer finance portfolio also continues to perform within expectations.”

When any company says they will ’shift their sales and marketing efforts to consumers with higher credit quality’, you have to wonder what that says about their past practices. Are some timeshare development companies guilty of the same types of behavior that led mortgage companies to extend credit to subprime consumers? What does a company have to gain by writing loans to customers who may not have the income and creditworthiness needed to carry the debt? The answer is simple: loans equal assets. Assets enable a company to borrow money, expand, or generally improve the look of their portfolio.

If Bill and Mary’s Bakery lets you buy donuts on credit, then the loan document that defines your credit obligation has a value to Bill and Mary as a source of incoming cash. And when Bill and Mary want to splurge on colored sprinkles, they can go to the bank and show your debt document as part of their own security needed to incur debt themselves.

But if you can’t afford to pay your donut debt, then all the lender holds is bad paper.

When you don’t pay Bill and Mary on time, then they in turn can’t pay the bank. And pretty soon, legislators are called in to write a bakery bail-out bill.

Let’s hope the reason some of the big timeshare companies are feeling the impact of the economic downturn is because of the cost of gas and increases in the price of durable goods, and not because they have been playing their own version of the subprime lending game. And if you don’t want to be caught up in any portion of the game, consider buying timeshare on the resale market, dealing directly with the person who owns it. Dollars to donuts, you will always find the best values in timeshare on the resale market.

Hotels, Timeshares, and the Bailout

As you already know, on Friday, Congress voted to pass the revised, reworked, and augmented version of the $700 billion plus plan designed to bail out the US economy. America as a nation was divided, was this the solution? The right solution? Were we trading one set of problems for another?

And while you may think it’s our only choice, or you may see it as a plan for disaster, I thought you might be interested in these comments from some of the executives in the hotel and timeshare industry.

Wyndham Worldwide Hotels and timeshares

Forbes reported that Wyndham CEO Steve Holmes told Reuters last Wednesday, “all that matters is that Congress needs to come together and pass a bill that addresses the immediate problem.” Source: Forbes.com

Marriott Hotels and timeshare

Following up on Marriott’s conference call with investors last Thursday, Forbes reported that Marriott CEO Arne Sorenson said, “We urge the ranking members of both parties to develop and enact a comprehensive stabilization plan. It is important that the plan be big and enacted very, very soon. There are thousands, maybe tens of thousands of jobs at stake in our company alone, and we are typical.” Sorenson’s comments followed the release earlier in the week of Marriott’s third quarter report, which showed quarterly profits down by 28 percent. Westgate Resorts Timeshare

After massive layoffs last week at Westgate Resorts, the company’s Executive VP of Sales and Marketing released the following YouTube videos, expressing his support for the bailout. In the videos, he speaks to the people he calls the ‘95% of Americans who are against the bailout because they do not understand it, and why the bailout is exactly what is needed’. Layoffs Coming at Westgate Timeshare

In the midst of much positive news about the stability of the timeshare industry and how, in many cases, timeshare sales seem to be anchoring the finances of major hoteliers, a timeshare leader, Westgate Resorts has announced company layoffs. According to an article that appeared in the Orlando Sentinel, Westgate timeshare resorts will lay off hundreds of workers.

In an article that ran on Sept 29, the Orlando Sentinel says, “Company President David Siegel said Friday that Westgate is facing a financing squeeze that came on with the suddenness of a “heart attack.” He blamed the national financial meltdown and said until the situation in Washington straightens out, Westgate and all other time-share companies likely are in for very hard times.”

According to the article, timeshare sales will be shut down for some of the 28 Westgate timeshares, located in 11 US states, although Westgate timeshares’ founder, David Siegel did not comment on how many people would be effected or an exact date when the layoffs would begin.

Siegel sums up the situation like this: “Westgate is managing to pay all its bills and will continue to meet all its obligations. But he said there is no money for new business. We’re having a record year. We’re in the most profitable year in our history and the banks are freezing our money. So we have no choice. In order for our company to survive we’re going to downsize until the money starts flowing again.”

Westgate timeshare is currently the seventh largest employer in Central Florida, employing 8,113 people in Central Florid and more than 10,000 nationwide.

Marriott Vacation Club Timeshare Goes from Green to Greener

We’ve been updating you all year on what Marriott International and Marriot Vacation Club timeshare is doing to protect and preserve the environment. In February, The Timeshare Authority brought you an update on Marriott Vacation Club employees in Orlando, FL who made the switch from plastic eating utensils and Styrofoam serve ware in their cafeterias. They even switched to SpudWare ™, which are eating utensils that are made from potato starch and that completely biodegrade in 100 days after disposal.

Marriott has also taken steps to make their greens environmentally greener on golf courses at Marriott Hotels and Marriott timeshares, by using more eco-friendly methods of golf course maintenance, including reducing their use of chemicals on the greens and fairways.

Last week in Salt Lake City, Utah, Marriott Vacation Club International expanded their efforts to go green by conducting the Green Fair, involving more than 18 businesses and non-profit organizations. Marriott vacation club estimates that the immediate result of their effort to go green will be a reduction of nearly 100,000 pieces of plastic ware that would have wound up in landfills.

Timeshare Resort Mogul Found Guilty of Sexual Harassment - Part II

Part Two in a Two-Part Blog Post on Westgate Timeshare

Saturday’s Timeshare Owners Blog reported on David Siegel, CEO and founder of Westgate timeshare and Westgate Vacation Villas, who was found guilty last week by a federal court in Florida of sexual harassment.

The $5 million lawsuit, brought against Siegel by a former employee, was not the first storm the self-made billionaire has weathered, nor is it likely to be the last. Siegel’s divorce from his second wife, Betty, cost him over $200 million in cash and assets including a lakeside home so decadent in style that when Michael Jackson first saw it, he made an offer on the spot to buy it for his personal residence.

Yet over the years, David Siegel seems to have done a good job of ensuring that his personal challenges do not affect the quality of service or standards at Westgate timeshare resorts. His motto, “Good enough isn’t good enough,” appears to be something he takes seriously. A 2007 Forbes Magazine profile of Siegel says he personally checks every detail about Westgate timeshare, including sleeping on sample bed pillows and, “…inspecting the furniture he preselected, the showerhead, and flat-screen TV in each unit.”

As an innovative, creative, and driven entrepreneur, Siegel continues to grow Westgate timeshares in his usual big way, building most of his properties three times larger in number of timeshare units than is the industry average for a timeshare resort. His commitment includes not only time, but also money. The company has already spent $100 million (with another $1.1 billion planned in investments) on his current showpiece timeshare resort, a joint venture between Westgate timeshare and Planet Hollywood for a 2,800+ timeshare condo resort in Las Vegas.

But the same Forbes article that extolled Siegel’s attention to detail also quoted him as describing the people who buy Westgate timeshare as being the, “Johnny Lunch-Bucket crowd,” who “shop at Wal-Mart and otherwise would stay in a Ramada Inn.”

…Somehow, I don’t think he meant that as a compliment.

Most people who buy timeshare as new property from Westgate Vacation Villas or Westgate timeshare, make a down payment (according the article in Forbes Magazine) of approximately, “…$2,400 for the right to stay one week per year in a two-bedroom apartment. They pay the other $21,600 over ten years (often borrowing it from Westgate, which makes much of its money on financing), plus a $599 annual maintenance fee.”

In case you missed that part, let me repeat it, “…Westgate, which makes much of its money on financing…

Maybe It Is Time to Consider Timeshare Resales

I will leave you to draw your own conclusion about a decision to buy timeshare as new property from Westgate Resorts, or the decision to let Westgate Resorts finance your purchase.

Timeshare Resort Mogul Found Guilty of Sexual Harassment

The founder and CEO of Westgate timeshare and Westgate vacation villas, David Siegel was found guilty this week in Orlando, Florida federal court on charges of sexual harassment.

A jury awarded Dawn Georgette Myers over $5 million in damages, saying that she worked in a hostile environment at Westgate timeshare while she was employed by Siegel. The award, according to the Orlando Sentinel, was granted, “…at least in part, for an alleged battery Siegel subjected Myers to in which he pressed her up against a wall and touched her. Myers also claimed that Siegel offered her $1 million for sex.”

This case has been far from simple, and I suspect, is far from over. Plot twists have included the fact that originally Siegel filed a lawsuit against Myers. Siegel sought approximately $35,000 he said was owed him for repairs made to Myer’s home by Westgate timeshare carpenters and for the cost of Myers renting Siegel’s condominium while the work was being done. Other issues that have complicated the lawsuit include Siegel having publically stated he was at one time attracted to Myers and the fact that Ms. Myers was previously romantically involved with David Siegel’s son.

While that is a lot of intricacy, it is probably not even the whole story; David Siegel has a habit of living life large. Yet one way or the other, these charges and its outcome should not overshadow the historic and innovative impact David Siegel has had on the timeshare industry and the concept of timeshare real estate.

Visionary Who Helped Make Timeshare Sales What They Are Today

Always an entrepreneur at heart, David Siegel enrolled after high school in an electronics program to learn how to repair televisions and radios. He soon began bringing broken radios and televisions into class for his instructors to fix, while personally billing the owners of the equipment for the repair work. When the school caught on to David Siegel’s scheme, they gave him the choice of dropping out or giving up his sideline business. Siegel chose to quit school, focus his energy on his small business, and then hired his former teachers to work for him.

But electronics repair didn’t last for Siegel, who bounced around in numerous jobs before trying his hand selling land in Orlando. After somehow persuading a private investor to loan him money for several acres of Florida swampland, Siegel began quickly to parlay land deals into dollars. When a buyer came to him seeking land to use as timeshare real estate, David Siegel jumped at the concept of timesharing and built the project himself rather than sell to the developer.

By the 1970’s David Siegel had established the parent company of Westgate timeshare; it operated out of his garage. In 1982, he set up a tent as an auxiliary office and began timeshare sales for Westgate Resort Villas, to be located less than a mile from the front gates of Walt Disney World.

Since that time, Westgate timeshare has expanded to include multiple timeshare resort properties in the Orlando area, as well as timeshare real estate in Myrtle Beach, Miami Beach, Williamsburg, Gatlinburg, Branson, Tunica, Park City, Mesa, Las Vegas, and Anaheim. There are currently 28 Westgate timeshare resorts offering 10,000 timeshare condos with another 4500 timeshare condos under construction. Westgate Timeshares Serious About No-Smoking Rule

Orlando’s Local 6 TV News stirred up an old issue this past November when they interview David Siegel, founder and CEO of Westgate timeshares, regarding the company’s no-smoking policy for employees.

But this is not “news”. Westgate Resorts timeshares put their no-smoking ban in place in 2003. Westgate Resorts timeshares is part of the behemoth corporation, Central Florida Investments Inc, a conglomerate that includes hotels, magazines, travel services, insurance, real estate, internet companies, oil and even cattle, and is the largest single employer in the Orlando area. And Westgate timeshares in not alone in its crackdown on employee smoking. Other Florida companies have made similar moves. Thanks to the 2002 Florida Clean Indoor Act, smoking is already prohibited in restaurants, malls, workplaces and most interior areas. Many Florida employers prohibit smoking anywhere on company property while other companies also charge employees who smoke higher rates for their health insurance premiums. Westgate timeshares simply took its opposition to smoking a step further by saying: if you smoke, you won’t work for Westgate Resort timeshares.

Legal?

In the state of Florida it most certainly is. And from the perspective of companies, always watching their bottom-line, you have to see their side of it. Smokers increase insurance premiums across the board for all employees. As a general rule, they have lower productivity simply because of the time lost to smoke breaks. Where smoking is permitted on property, cleaning and repair costs to carpet, upholstery, and painted surfaces escalate.

On the other hand, does your employer ethically have the right to tell you that you cannot smoke off property and on your own time?

Dicey questions, and you can count on David Siegel to (pardon the pun) fan the flames of controversy with one of his straight to the point comments. As quoted in the Orlando Sentinel, Siegel says, “When I found out it was legal to discriminate against smokers (in 2002), those were my marching orders.”

Westgate Timeshare Employee Steps Up Big

Haven’t we all been in a public place and witnessed an irate parent turn to his or her child in anger that was vastly out of proportion to the child’s misbehavior?

The question always becomes, when do I get involved and when do I mind my own business?

Thank goodness, Westgate Timeshare employee, Hilda Berrios, wasn’t afraid to get involved. Her actions have changed one little boy’s life forever.

On November 6, at Westgate Timeshare Resort’s Osceola County (Florida) sales center, Ms. Berrios, a Westgate administrative assistant, noticed a small boy trying to serve himself cereal at their buffet line. The longer she watched the boy, according to an article that appeared in the Orlando Sentinel, the more signs she saw that did not add up right.

No, this was not one of those instances of an overly angry parent—just the opposite. The seven-year-old boy Berrios had noticed did not seem to be in the company of any adult. Not only was he struggling alone to serve himself on the buffet line, but his overall appearance was frightening. He was far too thin, only 37 pounds, and badly bruised and cut.

So Berrios and two other Westgate timeshare employees stepped in, asking questions and contacting local authorities. It seems that the two women who serve as the child’s guardians (neither of whom is his mother or even a biological relative) were attending a Westgate timeshare sales presentation, and had had left the child alone in the car.

Investigation by the Florida Department of Children and Families revealed a history of previously undocumented abuse of the child, including burns, battery, tying the child with restraints, and even forcing him to drink shampoo. The DCF said that the actions of the Westgate timeshare employees, likely saved the boy’s life.

Lesson to all of us: When in doubt, speak up. It is better to offend someone and later need to apologize than to turn your back and ignore a situation, where a child’s wellbeing could be dangling by the thinnest of threads.
